Following on from the Grenfell disaster in 2017 all eyes was affixed on buildings incorporating cladding in their design and the potential risk it posed to residents.

The Bowls Chigwell situated in the prestigious IG7 postcode is one such building, being an estate of some 5 apartment blocks comprising of 91 luxury apartments, penthouses and duplex penthouses.

With government approval The Royal Institute of Chartered Surveyors (RICS) created the EWS1 (External Wall Fire Review) certification standard. Without an EWS1 many loan and mortgage companies had refused the advancement of funds unless such certification was attained.

During the course of 2022 The Bowls Residents Association appointed TRI FIRE, Consultants, Fire Engineers and Surveyors to carry out a full survey of each of the 5 apartment blocks on the estate.

Having undertaken a Fire Risk Appraisal of the External Walls (FRAEW) of each of the 5 blocks using PAS 9980 it was deemed that the risk rating is in line with PAS9980 is Medium and that remedial works were not required resulting in the granting of EWS1 certification for each of the blocks.
